Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The West Palm Beach Owner’s Guide
A Famco crown repair in West Palm Beach typically runs $385 to $690 installed, depending on the crown’s diameter and how much of the existing mortar bed needs to be rebuilt. We stock Famco-compatible crowns on our trucks, and most jobs are finished in a single visit. You usually find out your crown has failed the hard way: water stains on the ceiling near the fireplace, a rust-colored drip down the outside of the chimney, or chunks of concrete showing up on the roof after a storm.
The crown is the concrete cap at the very top of your chimney, and its entire job is keeping water out of the flue system. When it cracks or spalls, water gets behind the brick and starts working its way down. In West Palm Beach, where summer thunderstorms hit hard and the humidity never really leaves, a cracked crown gets worse faster than homeowners expect. Ruben Castellano has pulled crowns off chimneys in Flamingo Park that looked fine from the ground and were held together by nothing but paint and hope once he got up close.
Which Famco Models This Applies To
Famco makes crown caps and chase covers in a range of standard sizes, and the critical compatibility issue is the outside diameter of your flue tile. The crown’s center opening has to sit over the flue with enough clearance for the tile to expand when the appliance heats up, but not so much that the gap lets rain blow in. If the opening is too small, the clay tile will crack under thermal expansion. If it’s too large, you’ve got a permanent water inlet.
Famco crowns are generally matched to the flue tile size, not the appliance brand. A Famco cap sized for an 8-inch by 8-inch outside-diameter flue tile will work on most standard masonry fireplaces, while a 13-inch by 13-inch fits many older Florida chimneys. Before ordering or quoting, we measure the flue’s outside dimensions with a tape, not just the inner opening. That outer measurement is the one that matters, and it’s the measurement most homeowners get wrong when they try to buy online. We install genuine Famco crowns when the size is available and use professional-grade equivalents from Gelco or Olympia Chimney when Famco’s range doesn’t cover an oddball flue. Alcott Chimney West Palm Beach is an independent service company, not affiliated with Famco, so our honest recommendation is about fit, not brand loyalty.

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling around the chimney chase. This is the most common first sign. Water has gotten past the crown and is traveling down through the masonry or chase, showing up wherever gravity takes it.
- Concrete chunks or granules in the gutters or on the roof. Spalling. The crown’s top surface has started to break apart from constant wet-dry cycles, and those pieces end up somewhere below.
- Rust streaks running down the chimney’s exterior. Water is finding metal somewhere it shouldn’t, whether that’s the damper, the firebox, or a steel lintel, and it’s carrying rust down the brick face.
- A draft you didn’t use to feel, even with the damper closed. Cracks in the crown let air move through the chimney. If you’re feeling cold air in summer or smelling old smoke in the living room, the crown’s seal is suspect.
- Visible cracks wider than a dime in the crown’s surface. In Palm Beach County, where UV and rain alternate aggressively, small hairline cracks become structural in a season or two. A crack too wide to ignore means water has already started traveling.
None of these symptoms gets better on its own. The wet season will make every one of them worse, and once water reaches the firebox or the interior framing, you’re no longer pricing a crown repair. You’re pricing sheetrock, insulation, and possibly a new damper assembly.

AfterReplacement Cost & What’s Included
In West Palm Beach, a standard Famco crown replacement runs $385 to $690 installed. The range depends on three things: the flue tile diameter (bigger tile means a bigger crown), whether the existing mortar bed under the old crown is still sound or needs rebuilding, and how much roof access work is involved on your particular home.
Every quote we write includes the crown itself, removal of the failed crown, any mortar bed repair, the installation materials, and the labor to do it right. The written price you get before we start is the price you pay. On top of that, every Famco crown repair we install is covered by our 365-Day Done Right Promise: if the crown fails or leaks within a year, we come back and fix it at no charge. That guarantee is in writing on every job, and it’s not an add-on you have to ask for.
DIY or Call Us?
You can safely check two things from the ground: look for visible cracks with binoculars, and check inside the house for ceiling stains near the chimney. That’s where the safe DIY work ends. Crown replacement means working on the roof, carrying a concrete crown up a ladder, and properly mortaring the new crown into place so it’s actually watertight. A crown that’s installed crooked or sealed poorly fails the moment the first storm hits, and a fall off a Florida roof is a risk nobody should take over saving a few hundred dollars.
The crowns themselves also need to be handled correctly. A Famco crown dropped or chipped during what looks like a minor bump can crack at the edge, and that crack becomes a future leak. If you’ve got a failing crown and you want it done once, call us at (728) 203-8687 and we’ll give you a written price before any work starts. If I wouldn’t put it in writing, I won’t say it to your face, and the other way around.
FAQs
In West Palm Beach’s sun and storm cycles, expect 12 to 20 years from a properly installed Famco crown, with the outside edges degrading first as UV and rain work on the mortar. Call (728) 203-8687 for a free inspection if yours is older than a decade.
Hairline cracks under an eighth of an inch can sometimes be sealed, but once spalling starts or the crown is cracked through, replacement is the only fix that holds. We’ll tell you honestly which one applies to your chimney, and why.
A standard single-flue Famco crown repair takes 90 minutes to two hours once we’re on the roof, with most West Palm Beach jobs completed in a single visit. Call (728) 203-8687 and we’ll give you a specific window for your home.
Yes, we carry Famco-compatible crowns in the most common West Palm Beach flue sizes on our trucks, along with professional equivalents from Gelco and Olympia Chimney for oddball flues. We also stock DuraFlex and HeatShield products for when the crown isn’t the only thing that needs attention.
